24/7 Emergency Service

What annual oil AC maintenance includes.

Oil furnaces require more annual service than gas furnaces. The combustion process is dirtier, the fuel can degrade or absorb water, and the equipment needs more attention each season to run safely and efficiently.

Coil and Airflow

Condenser and Evaporator Cleaning

Condenser coil cleaning, evaporator coil inspection, fin straightening, condensate drain line flush, and filter replacement.

Electrical

Capacitor and Contactor Check

Capacitor microfarad testing against spec, contactor inspection for pitting and burning, electrical connection inspection at disconnect and control board.

Refrigerant and Performance

System Performance Test

Refrigerant charge verification against manufacturer spec, temperature differential measurement across evaporator coil, and thermostat calibration check.

AC maintenance in Rochester NY: what it covers and why Rochester AC systems need it every spring.

AmeriHeat provides AC maintenance for central air conditioners and ductless mini-splits across Rochester NY and the surrounding Monroe, Wayne, and Ontario County area. Rochester AC systems sit idle from October through May: sometimes seven months without running. That idle period is harder on your equipment than people realize. Annual maintenance before the cooling season is how you avoid a no-cool call on the first hot day in July. Call 585 454 8422. Justin or Colby answers the phone.

What a central AC tune-up covers in Rochester

A complete AC maintenance visit (what we call a clean and check) covers every major component of your central air conditioning system. Rochester's climate makes a few items particularly important:

Condenser coil cleaning: Rochester's fall dumps leaves and debris into condenser coils before the unit shuts down for winter. Fins get bent and coils get matted. A dirty condenser coil reduces efficiency and forces the compressor to work harder. We clean the condenser coil on every AC maintenance visit. The Penfield before and after photos in our recent jobs section show what a typical Rochester condenser looks like before and after cleaning.
Evaporator coil inspection: The indoor evaporator coil accumulates dust and biological growth during the idle season. Lake Ontario's humidity means Rochester coils grow more biological contamination than coils in drier climates. We inspect the evaporator coil and note condition. Heavy buildup requires cleaning to restore airflow and prevent frozen coil issues.
Capacitor and contactor check: Capacitors and contactors are the most common single-point AC failures in Rochester. A capacitor that tests marginal in spring will fail on the first 90-degree day. We test capacitor microfarad ratings against spec and replace anything that is out of tolerance. Contactors are inspected for pitting and burning.
Refrigerant charge verification: Refrigerant does not wear out, but it can leak slowly over time. Low refrigerant causes reduced cooling capacity and eventually causes the compressor to fail from running without adequate charge. We check system pressures and compare to manufacturer specifications for the outdoor temperature at time of service.
Electrical connections and wiring: All electrical connections at the disconnect, capacitor, contactor, and control board are inspected. Loose connections cause intermittent problems and can cause component damage from arcing.
Condensate drain line: High-efficiency air handlers have condensate drain lines that develop algae and mold growth over the season. A blocked condensate drain triggers a safety shutoff. We flush the drain line during every AC maintenance visit.
Filter replacement: We replace or inspect the filter. A clogged filter reduces airflow across the evaporator coil and is the primary cause of frozen coil calls. Rochester's humidity makes this a bigger issue than in drier climates.
Thermostat calibration and operation: Thermostat operation verified, setpoint versus actual output checked. Smart thermostat cooling schedules reviewed if applicable.
Overall system performance: Temperature differential across the evaporator coil measured. Supply and return temperatures measured to verify the system is producing adequate cooling.

Ductless mini-split maintenance in Rochester NY

Ductless mini-splits need a different maintenance approach from central AC. The indoor wall-mounted heads require filter cleaning monthly and coil cleaning annually. The outdoor unit needs the same condenser coil inspection as a central AC system. Key ductless maintenance items:

Indoor head filter cleaning: Ductless filters are reusable and should be cleaned monthly during cooling season. A clogged ductless filter causes reduced airflow and efficiency loss. We clean filters during the annual visit and show you how to maintain them between service calls.
Indoor coil cleaning: The evaporator coil inside the wall head accumulates a film of dust and biological growth. Rochester humidity accelerates this. Annual coil cleaning with appropriate coil cleaner restores airflow and prevents odors.
Outdoor unit inspection: Same condenser coil inspection and electrical check as central AC. Refrigerant charge verified.
Error code check: Modern ductless systems log error codes. We read the error history during maintenance to identify any issues that occurred during the previous season.

Penfield Condenser Before Service

Real Penfield condenser before the annual clean and check. Debris and leaf material accumulated over a Rochester winter. Condenser coil partially blocked. This is the typical condition of a Rochester AC unit in spring.

After: Same Condenser

Penfield Condenser After Service

Same Penfield condenser after cleaning. Coils clear, fins straightened, airflow restored. Refrigerant charge verified. Capacitor tested. Thermostat calibrated. Ready for the cooling season.

Before: Annual Clean and Check

Second Unit Before Service

A different Rochester AC condenser before the annual clean and check. Same pattern as the Penfield unit. Rochester winters push debris into condenser coils every year. Annual cleaning is not optional in this climate.

How often should I service my AC in Rochester NY?+

Once a year, ideally in spring before the cooling season. Rochester AC systems sit idle from October through May — the longest seasonal idle in the region. Capacitors degrade sitting unused. Condenser coils accumulate debris from fall and winter. Annual spring maintenance catches these issues before the first 90-degree day. Most July and August no-cool calls trace back to systems that skipped spring maintenance.

Do you service ductless mini-splits in Rochester NY?+

Yes. Ductless mini-split maintenance is a regular part of what we do. We service Gree, Mitsubishi, Daikin, LG, Samsung, and all other major ductless brands. Annual service includes indoor head filter cleaning, coil cleaning, outdoor unit inspection, refrigerant charge check, and error code review.
