Ductless systems fail differently than forced-air systems. Because there is no furnace heat exchanger or large central coil, the failure modes are more gradual but still significant if ignored. The three most common problems we see on neglected ductless systems in Rochester:
Coil fouling. The indoor evaporator coil accumulates dust, biological growth, and debris over time. In Rochester's humid summers, biological growth on the coil is particularly common. A fouled coil reduces airflow, lowers efficiency, produces musty odors when the system runs, and eventually causes the system to shut down on high static pressure. Coil cleaning is the most important part of ductless maintenance and it is not something a homeowner can easily do without removing the indoor unit.
Drain line blockage. Ductless systems produce condensate that drains through a small line from the indoor unit. When this line clogs, water backs up into the indoor unit and drips or leaks into the wall or ceiling. This is one of the more damaging ductless failures because the water damage can be significant before it is noticed. Annual drain line flushing prevents it.
Refrigerant loss. Small refrigerant leaks on a ductless system reduce heating and cooling output gradually. Without an annual refrigerant pressure check, a slow leak can go unnoticed until the system is significantly underperforming. Catching it early means a leak search and recharge rather than a compressor replacement.
