Most people think maintenance is about avoiding breakdowns. It is, but there is a second reason nobody mentions at the point of sale. Your manufacturer warranty almost certainly requires documented annual service, and without those records a claim on an expensive part can be refused. Justin or Colby does the work and leaves you the paperwork.
No heat in winter, no cool in a heat wave, busted lines. We answer the phone day or night, weekends included.
Buried in almost every manufacturer warranty is a line requiring regular professional maintenance. So when a compressor, control board, or heat exchanger fails inside the warranty period, the manufacturer can ask you to show it has been serviced. No records, and a claim on a genuinely defective part can be refused. People find this out holding a repair bill for something that should have been covered.
To be fair about it, one missed year is rarely fatal. A pattern of neglect is what causes a denial, not a single skipped autumn. But the fix is simple and cheap. Get it serviced, keep the paperwork, and the coverage you already paid for when you bought the system stays intact. We leave you documentation every visit for exactly that reason, and you do not have to be on any kind of agreement with us to get it.
Justin VanCassele and Colby Baker run AmeriHeat together. Colby is a veteran. Both owners are on jobs every week across Rochester and Monroe, Wayne and Ontario Counties.
Give them a call. They actually pick up.
Heating and cooling fail in different ways and in different seasons. One visit cannot do both properly.
The condenser outside cannot shed heat when it is packed with a winter of debris, and a dirty evaporator inside cannot absorb it. This is the single biggest reason a system runs long hours and still falls short of what it was rated to do.
Measure, not top up. A sealed system does not consume refrigerant, so a low reading means a leak. We tell you that rather than adding a pound and quietly booking the same visit next year.
The part that most often strands people in July. It weakens gradually and can be measured before it gives out entirely, which is one of the few genuinely concrete things a tune-up buys you.
Your system pulls a lot of water out of the air through a Monroe County summer and all of it goes down one line. A blocked drain either trips the float switch and shuts you down or ends up on the floor.
This one prevents the most common no-heat call there is. The sensor films over with combustion residue, stops confirming the flame, and the board shuts the gas off. Cleaning it in October avoids the call in January.
This is the safety half of the visit. We look for cracking and check that the venting is clear and drafting properly, because that is what keeps combustion gases out of the house. It is the reason heating service is not optional.
We measure what is actually coming out of the appliance rather than judging the flame by eye. That tells us whether the air to fuel ratio is right, which affects efficiency, soot, and carbon monoxide production.
We run a full cycle, check the temperature split, confirm the controls cut in and out where they should, then write down what we found and what we did. That record is what your warranty wants to see.
Skipped maintenance is the common one but not the only clause worth knowing. Most manufacturers require the system to be registered within a window after installation, often sixty to ninety days, and missing it can drop you to a much shorter base warranty. Repairs using non original parts, or done by someone unlicensed, can void coverage on the affected components. So can bypassing a safety switch, which happens when somebody is trying to force a system to keep running.
If the property is a rental, check the wording. Some manufacturer warranties are written for owner occupied residential use and coverage on a tenanted property is not guaranteed. There is a lot of rental housing in this part of Henrietta with RIT nearby, and it catches landlords out. It is worth reading the terms on your specific equipment rather than assuming. Warranties are also usually tied to the original purchaser, so if you bought the house recently, do not assume the previous owner's coverage came with it.
Buying the highest rated filter on the shelf feels responsible and often is not. A denser filter catches more but restricts airflow, and restricted airflow is behind a surprising share of the faults we attend. It freezes coils in summer and trips limit switches in winter. The right filter is the one your system is designed to move air through, changed on schedule. We will tell you what yours takes.
Paperwork showing the date, the equipment, what was checked, what was found, and anything replaced. Keep it somewhere you can find it, and photographing it is a sensible backup. If you ever need to make a claim, that is the evidence the manufacturer asks for. It costs us nothing to provide and it is the difference between a covered repair and an expensive surprise.

Lights, runs a few seconds, then quits? That is usually the cheapest part in the furnace, and the one a service visit prevents.
